My newly constructed 1,950 sq. ft. home is located in North Ocean City on the bayside of 130th street, in the Montego Bay neighborhood. • The main area of the house is a large, high-ceiling room with a bright and beautiful open floor plan with the kitchen/dining room/living room. There you'll find a 50 inch smart TV, open kitchen, and a 6 seat dining table. • The upstairs den serves as a second living room or additional bedroom. It boasts a 43" Roku Smart TV, queen pull-out sofa, a loveseat, an additional lounge chair, as well as a 3/4 bath. In the back of the loft is a bedroom with a queen bed, with views of Assawoman Bay right from the bedroom window. • In terms of amenities, we've got you covered too! You'll have access to small, yet important, things like: An iron, hair dryers, towels, soap, shampoo, conditioner, paper towels, ground coffee, K-Cups and more. There are also some bigger amenities like, a Level 2 EV Charger, full kitchen, Smart TVs with Youtube TV, washer/dryer, outdoor shower, & lots of space for your entire family. • The front deck has double sliding glass doors adjacent to full-length windows, making it easy to go in and out. The large doors and windows provide plenty of natural light to enjoy your morning cup of coffee, and it provides a perfect view of the 4th of July fireworks show at Northside Park. • We have 4 bedrooms and 6 beds - a king bed, 2 queen beds, a twin over full bunk bed & a queen pull-out sofa in the upstairs den. Each mattress is a high quality medium-firm Nectar mattress. 6-10 people is the optimal number of people for this space. No more than 10 guests are allowed at the home without prior permission from the host. • The master bedroom has an attached 3/4 bath, & there is another full bath in the hallway shared with the queen and bunk beds. The queen and bunkbed rooms have full-size closets and dressers, and the master bedroom has an extra-large closet. • There are 2 community pools, tennis courts and a mini golf course at no additional cost (between Memorial Day and Labor Day only, access cards to be provided) • Outside there is a shed where you will be able to find 4 beach chairs, boogie-boards and an umbrella to enjoy the beach while you stay. • Outside there is a propane grill available for guest use. Grilling utensils are located in the kitchen. Please turn the propane off and replace the grill cover when you are finished using it. We look forward to having you in our home!
Other Details to Note
• Due to insurance liability and the rules of our HOA we cannot lease to anyone under 25 years old. There must be someone at least 25 years old present in order to rent our home. • There are NO PARTIES ALLOWED! We are in a quiet, tight-knit, residential community. Our neighbors will not hesitate to report any excessive noise to the Police and to us! Immediate eviction with **NO REFUND** will result if there is a party on the property. • Please, no smoking or vaping in the house. If you need to smoke, do it outside and please properly dispose of your cigarette butts. We have a smart smoke monitor inside that is very accurate at alerting us if someone is smoking or vaping in home. • Trash pickup is Monday and Thursday mornings, so we ask you roll the trash cans out to the curb Sunday and Wednesday nights (with wheels facing the house, lip facing the street). Then please bring it back up to the side of the house next to the EV charger after pick up. • In an effort to maintain a secure premises, the house is equipped with two exterior cameras. The cameras are ONLY on the exterior, and there are no cameras on the inside. • Please read the complete set of rules to ensure you will have a safe, fun, pleasant and comfortable stay at our home!

Guest Access
• Guests will have access to the full space, with the exception of the owner's closets. The home is not shared with any other guests. • Guests have full access of the parking pad for 2 cars maximum and an extra street parking space in front of the house for a third vehicle. • Guests have access to the shed on the side of the home where you'll find beach chairs, boogie boards and a beach umbrella. We don't provide beach towels, so please make sure to bring your own! Please remember to return all beach items to the shed when finished using them. • Guests have full access to Montego Bay Community pools, shuffleboard, mini-golf area (only open Memorial Day to Labor Day), tennis/pickleball courts, and fishing/crabbing pier. • A key card is provided for pool/tennis court/putt-putt access (there are 2 community pools) There is a $200 fee for key card replacement if lost.

Uber/Lyfts are typically available to use to get around. The Ocean City bus also runs regularly throughout the summer months. There is a bus stop at the end of our neighborhood by the 130th street fire station that heads toward downtown. Across the street on Coastal/130th there is a bus stop that takes you North and ends at 142nd street. The bus is cash only and they do not provide change. As of 2022, it was $3 to purchase an all-day pass for the bus. It is about a 10 minute walk from the house to the bus stop on 130th street. It is about a 15 minute walk (1 mile) to the 130th street beach.
